What is an ADU?

  • An ADU is an Accessory Dwelling Unit. They have been referred to as many things including in-law units, cottages, granny flats, or guest homes. In many people's opinions they are the single best thing for solving the housing shortage in high density cities. These have been made possible to build on your property after the passing of Senate Bill 9. Once you have built an ADU, it is up to you to use it for yourself, friends or family, or even rent it out. Many jurisdictions do restrict renting out an ADU for less than 30 days. 

Can I Build an ADU on my Property?

  • At Northwest ADU we do business Primarily in California, so at this time we can not speak for other states. However, if you are in California and have additional space on your property the short answer is YES. With reduced setbacks of 4' from adjacent property lines, and typically 15' from the front facing property line, an ADU can be made to fit in most backyards. Even if you do not have room in your backyard, but have an attached or detached garage, these can also be converted into an ADU with entirely separate utility metering. 

So What is Senate Bill 9?

  • Senate Bill 9 is a California Law that enables anyone with a primary residence to add one detached ADU, up to 1200 sf (this differs with some jurisdictions) on their property. Additionally, they can build one attached ADU or JADU (Junior ADU) up to 500 sf inside the primary residence. This is typically done as a garage conversion. There are also no occupancy requirements, so those who have investment properties would be able to add an ADU onto properties that they own, but do not occupy. 
  • SB-9 will also allow homeowners to do a lot split on single family lots. After being granted a lot split, an additional primary dwelling could be built on this property and one ADU and JADU could then be built on both properties. This does however require 3 years of occupancy.
